Xylem Manufacturing Facility Renovation
Project Overview
T-Ross Brothers Construction completed a large-scale renovation and facility improvement project for Xylem’s manufacturing operations in Watsontown, Pennsylvania, upgrading the company’s main production plant and Bay #1.
The project encompassed approximately 21,600 square feet of active production space and included extensive structural, concrete, masonry, building envelope, lighting, and operational improvements designed to enhance the facility’s durability and long-term performance.
The Challenge
Completing extensive renovations within an active manufacturing environment required careful scheduling, safety planning, and coordination to minimize disruption to Xylem’s ongoing production operations.
The existing facility required significant demolition and structural modifications, including removal of exterior brick and foundation walls, interior framed wall systems, and raised floor areas within Bay #1. The project also required coordination of environmental demolition requirements and repairs to damaged portions of the existing structure.
Our Solution
T-Ross Brothers coordinated demolition, excavation, and construction of new foundations, reinforced concrete floor systems, masonry frost walls, and structural framing to support the updated manufacturing environment.
Significant building envelope improvements included new standing seam roofing, insulated metal wall panels, structural girts, and additional insulation systems designed to improve durability and building performance.
Operational and safety improvements included new overhead and hollow metal doors, fencing, LED lighting, emergency lighting, and exterior wall packs. Structural repairs were also completed and carefully integrated with the new construction throughout the existing facility.
