Newman Commons Senior Housing Community
Project Overview
T-Ross Brothers Construction served as the contractor for Newman Commons, a thoughtfully designed affordable housing community for seniors aged 62 and older in Union County, Pennsylvania.
Constructed on land donated by WellSpan Evangelical Community Hospital, the development includes seven residential buildings with 44 total apartments—39 one-bedroom units and five two-bedroom units—along with dedicated community spaces. The project was designed to promote independence, comfort, energy efficiency, and connection among residents.
The Challenge
Newman Commons required more than constructing residential units. The development needed to provide safe and affordable senior housing while creating an environment that supports independent living, accessibility, wellness, and a sense of community.
The project also incorporated ambitious sustainability goals, requiring coordination between construction, site development, infrastructure, and high-performance building systems to meet both National Green Building Standard and U.S. Department of Energy Zero Energy Ready Homes criteria.
Our Solution
T-Ross Brothers coordinated all phases of construction, including full site development and infrastructure installation, while working closely with the architectural and engineering teams.
Each apartment features an open floor plan, in-unit laundry, and ample storage, providing residents with comfortable and functional living spaces. A central community gathering building and outdoor patio with grilling space provide dedicated areas where residents can socialize and connect with their neighbors.
Energy-efficient building systems and high-performance construction practices were incorporated throughout the development to improve resident comfort, sustainability, and long-term operational efficiency.
