Marion Terrace Apartments Renovation

Project Overview

T-Ross Brothers Construction completed a large-scale renovation and exterior improvement project at Marion Terrace Apartments in Hanover Township, Pennsylvania, upgrading multiple residential buildings and approximately 200 apartment units throughout the property.

The project focused on improving energy efficiency, weather protection, exterior durability, and resident comfort through extensive window replacements, exterior envelope improvements, siding upgrades, and coordination with HVAC modernization work.

The Challenge

Completing extensive renovations across an occupied apartment community required careful coordination to maintain safe and functional living conditions for residents throughout construction.

The project involved multiple buildings and trades, requiring phased scheduling for window replacement, siding installation, weatherproofing, HVAC-related modifications, interior repairs, and inspections. Existing finishes also needed to be protected while work was completed inside occupied residential units.

Our Solution

T-Ross Brothers coordinated the installation of new Energy Star-rated vinyl windows throughout the complex, including removal of existing windows and screens, new flashing, insulation improvements, interior finish repairs, and code-compliant bedroom egress upgrades.

Exterior improvements included installation of HardiePanel fiber cement siding and trim systems, weather barriers, flashing, fascia improvements, and related exterior finishes. Existing deteriorated materials were removed and replaced to improve the durability and weather resistance of the buildings.

Our team also coordinated work associated with HVAC modernization, including removal of through-wall air conditioning units, interior and exterior wall repairs, insulation replacement, and construction of soffits to conceal new mechanical systems.
